Detached Homes
The median sale price for detached properties was $920,000 in September, representing a 1.1% increase from August and 4.7% decrease year-over-year (Source: MarketStats by ShowingTime). The average days on market for detached homes sold in Bethesda was 50 days, which is 18% lower than the 5-year September average. New contract activity decreased 8.1% from August and the Contract Ratio was 0.30 pending sales per active listing, down from 0.36 in August.

Townhouses
In September, the median sale price for townhouse properties was $1,050,000, representing a decrease of just over 11% from August. On average, townhouse units were on the market for 82 days and the Contract Ratio was 0.20 pendings per active listing, compared to 0.37 in August and 0.22 in September 2016.

Condos
The median sale price for condos in Bethesda was $329,999, representing a 25.7% increase compared to August and 12.6% decrease year-over-year. Condos were listed on the market for an average of 61 days, which is 15% longer than the 5-year September average. New contract activity slowed by approximately 13% and the Contract Ratio was 0.39 pendings per active listing, slightly lower than the August ratio.
